Georgetown has grown from a small county seat into one of the fastest-growing cities in the Austin metro, but it's kept a genuinely varied housing stock rather than becoming one uniform suburb. Few Austin-area cities have as wide an age range in their housing as Georgetown. Downtown and near-downtown homes can date to the late 1800s with original wood siding and trim that needs careful, lead-safe prep work, while Sun City and the newer subdivisions are almost entirely 1990s-and-later construction finished in stucco, brick veneer, and HardiePlank. What the climate does to an older finish
Central Texas sun and humidity off the San Gabriel River are hard on any exterior, but they're especially unforgiving on older wood siding and trim downtown, where decades of prior paint layers can hide moisture damage until a crew starts prepping the surface. On newer stucco and HardiePlank homes, the more common issue is caulk and sealant failure around windows and trim. We inspect for both before quoting a job.
